Maywood Property Group and its affiliates have been active in multi-family syndication and development since 2009, focusing on acquisitions in prime locations throughout Los Angeles, including West Hollywood, Beverly Grove, Miracle Mile, Los Feliz, and Silver Lake.
Maywood’s investment division specializes in value-add projects. We excel at identifying opportunities to create value, including distressed and/or under-performing assets with deferred capital improvements, high vacancy rates, and/or potential to reposition despite the constraints of rent control. As of the end of 2023, Maywood has 21 multi-family projects under management, totaling 198 units, over $100,000,000 in total market value, and over $55,000,000 in equity.
Maywood is a patient operator with primarily long-term holds in our portfolio. We focus on creating long-term durable cash flows that are tax-sheltered by depreciation. We achieve this by taking advantage of accelerated deprecation that we can carry forward across the hold period and procure tax-free refinancing. Maywood successfully refinanced every property in the portfolio in 2019-2020, taking advantage of historically low interest rates to maximize cash flow and create large tax-free cash distributions. In addition, in the event that we sell any properties in our portfolio, we provide investors the option to 1031 exchange and avoid capital gains taxes.
Looking to the future, Maywood is focused on expanding the portfolio with the same strategies that have been successful since 2009. We will continue to pursue value-add investment opportunities and create strong cash flowing assets for our investors.
